Department Description

The office of the Register and Recorder in Bradford County is the official recorder of deeds, mortgages, power of attorneys, satisfaction pieces, oil leases, ordinances, assignments and releases of mortgages. It is also the collection agency for the Department of Revenue for the one percent Realty Transfer Tax on each deed, and the collection agency for the school districts and municipalities. Under the Register of Wills, the office probates approximately 350 to 400 estates a year, and collects over two million dollars in inheritance tax. It is a part of the court system and holds hearings on will contests and anything that is appealed due to probate.

This office is responsible for the administration of:

  • Adoptions
  • Relinquishments
  • Settlements
  • Guardianships
  • Birth and death records (1893 through 1905)
  • Genealogy letters (several hundred a year)
  • Deed and mortgage indexes (available on the computer back to 1970*)

Computer searches can be done by:

  • Name
  • Date
  • Location
  • Parcel number
  • Instrument type

Turnaround time for recording is about three days. The instrument is received, scanned, proofed, verified, and then it is returned. Maps that are approved by the Bradford County Planning Commission are also recorded here.

    Sheila was elected to the position of Register & Recorder in the 2019 election, and started her term in January 2020.  She has worked as a title searcher for the past 11 years.  She is a current member and past matron of the LeRaysvile Easter Star, as well as a member of the Bradford County Council of Republican Women.  Memberships also include the Pennsylvania Recorder of Deeds Association and the Pennsylvania Register of Wills and Clerk of Orphan’s Court Association.
